For years the Horsham address most people outside the township could name was a corporate one: Bimbo Bakeries USA's headquarters on Blair Mill Road. In April 2026 the company announced it is moving that U.S. headquarters from Horsham to Irving, Texas. In roughly the same six months, five new places to eat, drink, or play opened within a two-mile triangle of the intersections where residents already spend their evenings.
The two stories are the same story. Horsham is quietly trading a piece of its office-park identity for something that behaves more like a walkable small town, and the trades are concentrated on three streets: Horsham Road, York Road, and Easton Road. If you already live here, you have probably driven past most of these openings without registering what they replace.
The 575 Horsham Road Handoff
The most talked-about vacancy in the township finally has a tenant. The Scratch Kitchen by Gallo's, a new concept from the family behind Gallo's Seafood in Northeast Philadelphia, held its soft opening the first weekend of June 2026 at 575 Horsham Road. That address sat empty for close to two years after the Farm and Fisherman Tavern, which had operated for seven years as an outpost of Chef Josh and Colleen Lawler's Philadelphia BYOB, closed abruptly on July 1, 2024.
Chef Bob DeLange is running the kitchen. The soft opening ran without a liquor license, and township officials framed the space as a neighborhood restaurant rather than a destination tavern. That framing matters. Farm and Fisherman was built around a farm-to-table concept aimed at a regional audience willing to drive. The Scratch Kitchen's opening messaging kept using the word "neighborhood." Same building, different center of gravity.
A Trailer On A Brewery Deck
Two miles south, at the intersection of York and Horsham Roads, a matcha trailer opened in early April 2026 on the outdoor deck of Concordance Ferments at 18 Horsham Road. The Matcha Spot is owned by Pavlo, Andrew, and Jennifer Shostak, who signed a lease with the brewery to operate along Pennypack Creek. The deck seats about thirty. Hours run weekdays from 7 a.m. to 2 p.m.
The menu leans into drinks the owners tested with their social audience before opening: raspberry and vanilla matcha, iced caramel latte, iced cinnamon bliss, and Red Bull-based refreshers labeled Coconut Blast and Strawberry Energy. The interesting piece is the arrangement. A mobile coffee trailer sharing a footprint with a fermentation brewery, on a creek, is not a format anyone in Horsham had before April. Concordance told local coverage it plans to open its own beer service on the same deck. That gives one address two shifts, 7 a.m. through evening, on a stretch of road that used to empty out after commuter traffic thinned.
Five Courts, Thirty-Foot Ceilings
The Buxmont Pickleball Club cut its ribbon on March 28, 2026 at 1250 Easton Road, in the building next to the Dunkin' behind the former U.S. Navy base on Route 611. Ten thousand square feet, five indoor courts, thirty-foot ceilings that are taller than most indoor pickleball facilities in the region, a viewing mezzanine, pro shop, and 24/7 member access.
The township approved the plan in August 2024 and construction ran through 2025 and into early 2026. What makes it worth noticing is scale relative to what was already here. Horsham's public pickleball program at the Municipal Campus on Horsham Road runs eight outdoor courts, with two open to walk-up play from dawn to dusk and a 2026 resident membership at $100 per year. Buxmont adds five more courts, indoors, year-round, in a market where the township itself was expanding capacity as fast as it could permit it.

The Rita's is a small detail with a bigger tell. Horsham was, until this spring, one of the last close-in Montgomery County townships without its own Rita's. That the chain's first township location opened in the Horsham Road Center, and that Chopt picked English Village for a new store, points at the same shift you can see in the Scratch Kitchen framing: retail operators who track daytime population and daily-use traffic are treating Horsham Road as a place where people now stop, not a place they drive through on the way to somewhere else.
Slightly outside the township line, the former Iron Hill Brewery at 785 Huntingdon Pike is expected back in June 2026 under new ownership after the chain's Chapter 7 filing shut sixteen locations in fall 2025. That reopening matters to Horsham residents who used to treat Iron Hill as their default weeknight spot on the Huntingdon Pike side.
The Bigger Swap
Now put those openings against the two structural changes underneath them.
First, Bimbo Bakeries USA's announced move to Irving pulls a headquarters footprint out of Horsham's business park inventory. The Horsham/Willow Grove submarket has been coasting on a large employment base for a decade. Losing an anchor of that size, in a national environment where suburban office parks are under pressure, forces the question of what those parcels do next.
Second, on Dresher Road, demolition has already started on an old office building to make way for the AVE apartment complex. That is not a proposal, it is a site with equipment on it. Township records also show a project approved for fifty-three townhomes on fourteen acres off Norristown Road near the Key Bank. Add the new Worthwhile Thrift Store on Blair Mill Road and a growing set of small-format retailers, and the office park edges are converting to residential and daily-use retail faster than anywhere else in the township.
The openings on Horsham, York, and Easton are downstream of that conversion. A matcha trailer on a brewery deck, an indoor pickleball club with 24/7 access, and a "neighborhood place" replacing a regional tavern all require a customer base that is home, or nearby, at 7 a.m. and again at 9 p.m. Office parks do not generate that traffic. Apartments and townhomes do.
A Short List For A Resident, Late Summer 2026
- Try The Scratch Kitchen at 575 Horsham Road before the liquor license lands and the weekend crowd finds it.
- Take the Pennypack path to Concordance Ferments and use The Matcha Spot as a morning stop. Weekdays only, 7 to 2.
- If you have wanted to try pickleball indoors, Buxmont's mezzanine at 1250 Easton is set up for people to watch a session before signing up.
- Route the Rita's stop through the Horsham Road Center instead of driving to Warrington or Hatboro.
- Watch the Dresher Road AVE site for a completion date. The finish line there will change traffic patterns on Blair Mill and Norristown Road in ways worth planning for.
Horsham has spent long enough being described from the outside as an office park with houses attached. The 2026 openings are the first year where the ratio has visibly moved.
